  • What is a modular home?
    Modular homes are homes constructed in a climate-controlled environment, using state-of-the-art engineering and assembly-line techniques. The same brand-name building materials are used, and the same building code requirements apply, just as they would to any “stick-builder”. State or independent third-party inspectors carefully inspect each home. Modular homes are shipped to the building site on carriers, erected on the foundation by a qualified set crew, and completed by Arnold Homes.  Once completed, modular homes are indistinguishable from “stick-built” homes. 
  • How are modular homes different from manufactured or mobile homes?
    Manufactured homes (also called mobile homes or trailers) are built on non-removable steel frames. Many neighborhoods exclude manufactured homes but accept modular homes because they are built to the same code as stick or site-built homes. Unlike stick-builthomes, modular homes are never exposed to weather during the building process, resulting in a better-quality home.
  • Are Arnold Homes energy efficient?
    Yes. Arnold Homes and our modular manufacturers are ENERGY STAR® partners and committed to using energy-efficient building methods and materials. Our homes are built standard with 2″ x 6″ exterior walls and R-21 insulation, R-49 ceiling insulation, and insulated exterior doors. In addition, we are now offering spray-foam R-27 walls and spray-foam insulated ceilings.
  • I’m concerned about the environment. Are modular homes green?
    Green building is the practice of using sustainable materials and designs in new construction. Modular homes are, by their very nature, green. Assembly in an enclosed, indoor environment contributes to reduced waste of material at the factory, and at the job site, lessens the environmental impact on the land and the community where the house is being delivered, and allows for a tighter-built structure to maximize energy efficiency – all of which are key components to green building standards.
  • Can I build a custom plan of my own design?
    Yes. However, shipping restrictions and production constraints can affect the design. If you have a plan picked out, we suggest that you submit it for approval, or for suggestions of changes that will enable us to build your home. We have a complete portfolio of floor plans, designs, and elevations that can be modified. Keep in mind, modifications are usually less expensive than a custom design.
  • How long does it take to build a modular home?
    On average, a modular home consisting of two modules will take about a week to build in the factory. Once delivered to your site and set on the foundation, it will take about 4 to 8 weeks to finish the home. The time frame depends on the complexity of the home, and the amount of additional site work needed, such as garages, porches, and decks that are to be built. One of the advantages of building a modular home is the speed of construction. While your home is on order, the site work on your building lot will be completed, making the whole process much faster than a site-built home.
  • Are Arnold Homes modular homes covered by a warranty?
    Yes. Every home comes with a full one-year limited warranty, provided by the modular manufacturer. There are dedicated service departments that work with Arnold Homes to provide professional service, should issues arise. In addition, many of the brand-name components, such as appliances, shingles, and siding used in your home, are covered by separate manufacturer warranties.
  • How much does a modular home cost and what’s included?
    The price of your home depends on the floorplan, and options you select,how you choose to heat and cool your home, and the amount of site work needed. We are happy to provide preliminary estimates on any of our floor plans.
  • How do I finance a modular home?
    Mortgage lenders treat modular homes the same as stick-built homes and offer the same mortgage options. Modular homes are also treated the same as site-built homes when it comes to appraisals and insurance. In addition, modular homes appreciate in value at the same rate as comparable site-built homes in your area.
  • Things to know:
    Floor plan diagrams are for reference only and are not toscale. Artist renderings, floor plans, and photographs shown sometimes contain optional and suggested features. They are intended to give you an idea of what your home could look like, not an actual representation.
  • Some things to think about:
    What are the most important features you are looking for? Is public water available? Is public sewer available? If not, does the site have a current perc? A septic plan? What type of basement: full height or crawl? What type of heating/cooling system? What energy source: liquid propane, natural gas (if available), oil or geothermal? Are you interested in a backup generator? What is the project budget, minus land cost?
